Questions to Ask a New Home Builder

Buying a new construction home is one of the largest investments most people will ever make, and the builder you choose shapes everything about that experience. The right questions at the right time protect your budget, your timeline, and the way your home will live for decades. Careful consideration up front turns an already exciting journey into a confident one.

A serious buyer needs clear answers on reputation, community and location, floor plans and design, pricing, construction, contracts, and warranty coverage before signing. Ask each potential home builder the same questions during model home tours, on the phone with sales agents, and when comparing different builders side by side.

Questions to Ask About the Builder’s Reputation and Track Record

Reputation is the first filter. A reputable builder will welcome every question below, and any hesitation on their end is worth noting.

How long has the builder been in business?

Ask when the company was founded, how many homes they’ve delivered, and where they build today. A long track record does not guarantee quality, but it does mean the potential home builder has weathered market cycles, warranty periods, and vendor changes. Rocklyn Homes has been building across Georgia, Florida, and Alabama since 2009, backed by more than 100 years of combined team experience. Read the full builder story for more on the family-owned background.

Can I see reviews and talk to previous clients?

A good potential builder should share reviews openly and offer to connect you with a past client or two. Ask about the day-to-day of the build, how the warranty period went, and whether they would buy from the same new home builder again. See what previous clients have said about their Rocklyn experience.

Is this a reputable builder in the local market?

A reputable builder shows up in local awards, Better Business Bureau records, industry associations, and local news coverage. If you’re comparing different builders, ask each one what they’re recognized for and how they handle customer complaints. Learn what makes Rocklyn the right home builder for buyers across the Southeast.

Are you a custom home builder or a production builder?

A custom home builder designs each home from scratch to your specifications, delivering a true custom home tailored to your lot and lifestyle. A production builder offers a set of proven floor plans with a menu of upgrades and finishes, giving you personalization without full-custom timelines and cost. Both approaches have real advantages, and the right builder for you depends on your budget, your timeline, and how much design work you want to take on. Ask each builder to define where they fall on this spectrum.

Questions to Ask About the Community, Location, and HOA

The home itself is only half of what you’re buying. The community, the location, and the rules that govern them shape daily life.

Is there a homeowners association, and what does it cover?

Ask for the current homeowners association fee, what services it covers (landscaping, amenities, trash, exterior maintenance), and what future assessments are planned. Request a copy of the covenants, conditions, and restrictions before signing so you understand rental caps, exterior modifications, and pet rules.

What are the soil conditions and site prep like?

Soil conditions affect foundation type, drainage, and long-term stability. A good new home builder will describe how they test soil, prepare the construction site, and address grading or drainage concerns before construction starts.

What is planned for the surrounding area?

Ask about future community phases, planned commercial development nearby, school districts, and traffic patterns. This is the type of information a reputable builder shares openly, since it affects both quality of life and resale value years down the line.

Can I tour a model home in the community?

Model homes give you the truest sense of finishes, floor plan flow, and the design language a builder brings to the neighborhood. Explore current Rocklyn communities in Georgia, Florida, and Alabama to see available floor plans in person.

Questions to Ask About Floor Plans, Standard Features, and the Design Process

What floor plans are available, and what square footage do they offer?

Ask for the full floor plan library, square footage ranges, and which plans are currently offered in the community you’re considering. Some plans are available in every community; others are location-specific. Confirm bedroom and bath counts, primary suite location, and garage configuration for each plan.

What standard features are included in the base price?

Standard features are what you get before any upgrades. Ask for a written list of standard features covering cabinetry, flooring, appliances, fixtures, and finishes so you can compare different builders on equal terms. A home with more thoughtful standard features may cost more up front but require fewer paid upgrades later.

How does the design process work?

Ask when you’ll meet with interior designers, how many appointments the design process includes, and how selections are documented in writing. Rocklyn’s design studio walks buyers under contract through a guided design process with in-house designers, covering cabinets, countertops, flooring, tile, lighting, and more. Currently, the design process is only available for our Florida communities.

Can I customize the floor plan?

Some builders allow structural changes; others only allow finish-level customization. If you’re set on a wall being moved or a bonus room added, ask early whether the builder is a true custom builder for that plan, and what the change order approval process looks like.

What smart features and energy efficiency options are included?

Energy efficiency is worth asking about at both the standard and upgrade level. Ask about insulation, HVAC systems, windows, water heaters, and any third-party energy ratings. Efficient homes cost less to run every month of ownership.

Questions to Ask About Base Price, Purchase Price, and Unexpected Costs

Understanding price is where careful consideration pays off most.

What’s included in the base price?

Base price is the starting number before upgrades, lot premiums, and closing costs. Ask what standard features come with the base price and what does not (blinds, refrigerator, washer and dryer, backyard fencing, and landscaping are commonly excluded). Review financing options to see what monthly payment your base price translates to.

What’s the difference between base price and purchase price?

Purchase price is what you actually pay: base price plus upgrades, plus lot premium, plus any structural options, minus incentives. Ask the builder to walk you through the math on a specific home, and use a mortgage calculator to see the monthly impact of each version.

What are the most common unexpected costs buyers run into?

Unexpected costs can include window treatments, backyard landscaping and fencing, appliance upgrades, closing costs, HOA transfer fees, and prepaid taxes and insurance at closing. Keep in mind that HOA fees often cover exterior maintenance, so be sure to understand exactly what your HOA covers, and what expenses will remain your responsibility, before you buy.

What incentives, promotions, or preferred lender savings are available?

Ask about builder incentives, rate buydowns, closing cost credits, and design studio credits. Many are only available when working with the builder’s preferred lender, so ask how the numbers change with each financing path.

Questions to Ask About the Construction Process and Timeline

What does your construction process look like?

Ask the builder to walk you through the building process step by step, covering lot selection, permitting, foundation, framing, drywall, trim, and the final walkthrough. Rocklyn breaks the steps to buying a Rocklyn home into clear phases with defined check-ins.

What is the estimated timeline?

Construction timeline varies by home size, weather, and material lead times. Ask for milestones in writing and the builder’s process for communicating delays. A serious builder will not promise a hard closing date until framing is complete.

Can I visit the construction site during the build?

Some builders welcome buyers on site with a superintendent; others limit visits for safety and liability reasons. Ask how often you’ll get updates, whether you can bring an independent inspector, and how site visits are scheduled.

What are your quality standards, and who oversees them?

Ask about the superintendent-to-home ratio, third-party inspections, and internal quality standards checkpoints. A builder confident in their home construction will describe these plainly. Learn more about why buying new construction can offer stronger quality standards than an older home.

Questions to Ask About Contract Signing and the Approval Process

What should I read before contract signing?

Read the purchase agreement, the specifications sheet, the addenda, the HOA documents, and the warranty booklet before you sign. Ask what an addendum can and cannot change after signing, and download the full buyer’s guide for a deeper walkthrough of the paperwork.

What is the approval process for design changes and upgrades?

Ask about deadlines for design selections, change order fees, and the approval process for structural changes after contract signing. Late changes are often the biggest source of surprise costs.

What happens to my earnest money if I need to cancel?

Earnest money terms vary by builder and state. Review common cancellation and closing questions in the FAQ, and ask the builder to walk you through the specific language in your contract.

Questions to Ask About Warranty Coverage and the Final Walkthrough

What structural warranty and warranty coverage come with the home?

Ask for a copy of the warranty booklet before you sign. Coverage typically includes workmanship and materials for the first year, mechanical systems for two years, and structural defects for up to ten years. Every Rocklyn home is enrolled in a 2-10 Home Buyers structural warranty at closing. See how customer care and warranty coverage work after move-in.

What happens at the final walkthrough?

The final walkthrough is your chance to document any issues before closing. Bring a flashlight, a phone charger to test outlets, and a printed inspection checklist. Ask how the builder tracks and resolves walkthrough items and what the timeline is for repairs.

How do I report issues after closing?

Ask for the process and the response time. Rocklyn buyers can submit a warranty request online at any time and receive follow-up from a dedicated customer care team. New homeowners sometimes also receive fake letters claiming a warranty is about to expire, so read up on the home warranty division scam before responding to anything that arrives in the mail.
