A new-construction home starts its story with you.
Nothing to redo. Nothing left behind by previous owners. No wondering how many years are left on the roof or when the water heater last worked properly.
For most buyers across Georgia, Florida, and Alabama, that head start is worth more than what an older home offers at a similar purchase price. Below is a straight comparison of a new build and a resale home, plus what changes when you buy from a builder instead of a homeowner.
New Construction vs. Resale: A Quick Comparison
| New Construction Home | Pre-Owned Home | |
| Major systems | Roof, HVAC, water heater, and modern plumbing all brand new | Age varies, often 10 to 30 years into their lifespan |
| First-year repairs | Covered by a builder warranty | Paid out of pocket by the buyer |
| Layout | Open-concept layouts with usable square foot counts | Closed-off rooms, smaller closets, dated kitchens |
| Energy costs | Better insulation, new windows, current code standards | Higher utility costs unless previously updated |
| Upfront cash | Buyer incentives can reduce out-of-pocket expenses | Repair credits negotiated case by case |
“I’ve looked at many ‘big name’ builders, but honestly, they have nothing on this crew. The build quality here is on a completely different level. You can tell they actually care about the details instead of just rushing to finish.”
Diana, homeowner at Emerald Fields (Hudson, FL)
“The layouts of these townhomes are thoughtfully designed and feel incredibly spacious. A huge thank you to the onsite agent, Devin, who was exceptionally knowledgeable and made the entire touring process seamless.”

Frequently Asked Questions
Is a new construction home more expensive than an older home?
The sticker price of a new home can be higher per square foot, but the comparison is not complete until you add what an older home needs. Roof replacement, HVAC, water heater, appliances, and cosmetic updates are additional costs that often show up within the first few years. Buyer incentives on new construction can also close much of the gap at closing.
What does a builder warranty actually cover?
Coverage varies by builder. A builder’s warranty generally covers workmanship and materials for the first year and structural elements for a longer term. Ask any builder for the written warranty document before you sign a contract, and ask who handles service calls after closing.
How long does it take to build a new home?
It depends on the plan, the community, and where construction stands when you sign. Homes started from the ground up usually take several months. Quick move-in homes that are already underway can sometimes close in about 30 days.
Can I use my own real estate agent?
Yes. Rocklyn works with agents on every transaction, and many of our buyers bring one. Have your agent accompany you on your first visit to the community so they can be registered on the sale.
Do I have to use the builder’s preferred lender?
No, you can finance with any lender you choose. All seller-paid incentives, however, are tied to our preferred lender, so financing elsewhere usually means giving up those savings. Compare both offers side by side before you decide.
Are property taxes higher on new construction?
Property taxes are based on assessed value and local millage rates, not on whether the home is new. A resale buyer’s taxes typically reset at purchase too, since the property is reassessed when it sells. Ask the sales agent for an estimate specific to that county and community.
Is a new construction home the same as a custom home?
No. A custom home is designed from scratch, usually on land you own, and takes far longer and costs more. Buying from a production builder like Rocklyn Homes means choosing an established floor plan and personalizing finishes, which keeps timelines and pricing predictable.
Do new homes hold their value?
Value depends on location, the housing market, and how well the home is maintained, the same as any property. New homes in growing planned communities benefit from newer infrastructure and updated amenities, which tends to keep them competitive with older houses nearby as they age.
What should I ask before I sign?
Ask what is included versus what is an upgrade, what the warranty covers and for how long, what buyer incentives apply this month, what HOA dues cover, and what your estimated monthly payment looks like with taxes and insurance included.
